Are you a real estate agent and are there fees or commissions involved?

No, we are not licensed agents or brokers. We are real estate investors and we buy and sell properties on our own behalf. In any transaction, we represent ourselves and you represent yourself. That means that you do not pay us any commissions.  If you sell us a home, we will pay all of the associated closing costs and you will pay us absolutely no commissions or fees.  If you buy one of our homes, the only fees involved are the normal costs and fees paid to necessary third parties such as a title company or an inspector/appraiser that your bank may require.

This is purely a matter of opinion and it really depends on the type and complexity of the transaction.  Both sides feel strongly about their arguments.  From our perspective as investors, we work with some really great agents and brokers.  In certain types of transactions, they really earn their commission.  That being said, we also see a lot of transactions where an agent/broker gets paid an awful lot of money for not very much work and not adding much value.  Recent statistics tell us that approximately 20% of homes in the USA are being sold without paying traditional commission structures.  Almost half of those are "for sale by owner" transactions.  We would guess that the number would be much higher if real estate agent services were "unbundled" and the consumer could easily see how much they were paying for what they were getting.  We are big fans of transparency, and thus our offers are clear and easy to understand.  Of course, a reputable local title company will always be involved as a neutral third party to make sure that the transaction is completed securely and without any hiccups.

The process is simple and stress-free.  You start by filling out the contact form on any of the pages of this site, or just pick up the phone and give us a call.  Either way we will get some basic information from you about your house.  If necessary, we will arrange to come take a look at it.  As long as it makes sense for both of us, we can make an all-cash offer within 24 hours.  If we don't think it is in your best interests to sell to us, we will tell you that too.  If we come to an agreement, we draw up a sales contract that is standard for this area and we bring it to the title company.  The title company makes the necessary preparations for closing (such as opening escrow, conducting a title search and procuring title insurance-we pay for all that).  At the closing you will get your money for the house and then the transaction is complete!
